They sold it several months ago. It's being rebranded to the chain that bought it. (Who also got rid of the fun bits of ordering there, and apparently watered down the gravy too)

I hope they prevail in being able to build on their nearby site. What could the landlord possibly have up their sleeve to jack up the rent to kick them out of their existing site?

The owner is BLUE BIRD PROPERTIES INC, according to tax records. They own two other sites in Mobile County:
- 751 Azalea Rd (the site of The Seafood House, at the SE corner of Cottage Hill and Azalea, that used to be the bakery store)
- 4851 Bit and Spur Rd (the small strip mall down the road that has Zoghby's Uniforms and other stuff
All three of them are essentially subprime commercial properties. I don't know what would be such a desirable tenant coming there that it'd be worth kicking out a long-time, stable tenant.

Ah. Looked deeper into it, owner is 94 years old and having health issues. Likely an estate move.

Selling a commercial property with a stable renter is an advantage. There could already be a prospective buyer that wants to redevelop.

They would be crazy to sell, why pay the capital gains. The step up & tax savings make it a simple business decision.

In the 80s there was a great 7-11 there with the best Slurpees in town. But the Pak has anchored it for three decades. LL might get a short term boost with a new tenant but someone else will fail within 3 years. Don’t fix what ain’t broken

The only potential legitimate need to raise the rent is if the building has deferred maintenance issues and this is the only way the landlord can fix them.
It really is a good location between Spring Hill College and South Alabama and has a large following, so I'm rooting for them!
